A Clear, Fair Process: Tailored for You
We’ve designed a simple two-step onboarding process to get started:
1. Introductory Meeting
We begin with a personal interview — in person if you’re in the Tokyo area or via video call. During this session, we’ll walk you through the buying process in Japan and answer all your questions in detail.
2. Planning Session
If you’re ready to move forward, we’ll schedule a more in-depth consultation to gather key information and define the terms and conditions of our collaboration.
Before initiating any paperwork, our team will carefully study your case. If we believe we can help you find the right property based on your expectations and budget, we’ll confirm our ability to take you on as a client.
Fixed Fee, No Surprises
We believe in transparent pricing: no hidden charges, no vague estimates. Our services are offered at a flat rate of ¥950,000, broken down as follows:
– Registration Fee: ¥250,000 (payable after we accept your case)
– Final Payment: ¥700,000 (upon successful purchase)
This includes:
– Real estate agent commission
– Registration fee
– Notary fees at the Ministry of Justice
What’s not included are personal taxes specific to property purchases in Japan:
1. Real Estate Acquisition Tax (may not apply if the home is for personal use)
2. Property Tax (typically prorated — you only pay for the remainder of the year, not the full annual amount)
