    • Service Fee: Properties above 8.000.0003% of price + ¥95,000 + Tax

To be perfectly clear, our service fees do not include the following standard Japanese government taxes. These apply to all property purchases:

  1. Real Estate Acquisition Tax: (Note: This may not apply if the property is for your personal use).
  2. Annual Property Tax: This is typically prorated, meaning you only pay for the remainder of the year after you purchase.
  3. Standard Commissions: Any brokerage fees due to the specific real estate agency handling the property listing.
  4. Government Taxes: Real Estate Acquisition Tax and Annual Property Tax.
  5. Legal Costs: Notary and stamp duties.
